We know there has been some controversial spark about the property market in Malaysia lately. And if you are feeling confused when you came across that while doing your research on buying a house, we are here to help clear things up for you. 

While nothing is absolute when it comes to the property waves, there are a few things that you need to know — so you can stay focused!

While there are some speculations that property prices will drop drastically, and it's a great news for someone who is ready to buy, a crash won't happen overnight. Instead of monitoring your watchlist and waiting for the price drop race to start, think carefully about why those property prices are going down. 

While it may seem like a great choice to finally get your hands on the attractive cash rebates, think twice before engaging because there's always a price to pay — dealing with an overpriced and unrentable unit upon completion.

As our previous post, you should only buy a house that is within your budget, and not tied to certain property type and location just to get in line with the wave trend. Ask yourself this: 

  1. 1) Are you able to comfortably pay your mortgage, or even a slight increase in interest can cause your inability to pay? 
     
  2. 2) Unemployment: If you can't find a job, will you then miss your mortgage payments? Or outright sell your property at much lower prices?

We believe that consistency is key when it comes to property. Hence, it is much more practical and feasible to choose a property in a less popular area, which goes up by 2 to 3% per year. It's important to know what you truly want without breaking the bank and to not be distracted by the latest fads and hotspots. In that way, you'll be able to enjoy a multi-decade view and gain over the long run.
